1. What is my property zoned?

2. What use can I have on my property?

After verifying the zoning classification of the property, using the City of Mesquite Interactive Map, please refer to the City of Mesquite Zoning Ordinance use tables within the residential or non-residential sections. It is recommended that you call the Planning & Zoning Division to verify uses and other site conditions on the property in question.

3. What if the use I want on my property isn't permitted?

Depending on the desired use for the property, an administrative solution may not be legally viable. In such cases a Conditional Use Permit or Zoning Change Request may be considered by the Planning & Zoning Commission and the City Council if allowed through the Schedule of Permitted uses for that district. 4. When does the Community Appearance Manual apply?

The City of Mesquite’s Community Appearance Manual (CAM) applies to any new, non-residential construction. It also applied to redevelopment, including rehabilitation, remodeling, renovation or modification of an existing building that is valued at more than 25 percent of the replacement cost of the entire building, if new. To determine if your building needs to meet the requirements of the CAM, contact the Planning & Zoning Division.

5. Can I build a front carport on my house?

All front carports in the City of Mesquite require approval from the Board of Adjustment through a Special Exception. Contact the Planning and Zoning Division to determine if your property meets the criteria for a front carport.
