Short Term Rentals

Short Term Rentals

Here is some helpful information that will help you get started with applying for a Short-Term Rental Property License. If you are wanting to register a property as a short-term rental property, a Short-Term Rental application must be submitted through CSS.

Short Term RPL applications are $150 and the licenses will expire on May 31 of each year.

When applications are submitted, the applicant has 90 days to complete the entire Short-Term Rental Process:

  1. submitting a complete application
  2. payment
  3. requesting inspection
  4. a passing inspection

Applications review can take up to 48 business hours. When application is reviewed and finalized, an invoice will be sent via email and can also be accessed via through your CSS portal. Once payment has been made, we will send you an email when we are ready for you to request the rental inspection through your CSS portal.

Tips to Remember:

  • Prior to inspection, ALL UTILITIES (water, gas, electric) MUST BE TURNED ON.
  • All A/C units (in summer) and all heating units (in winter) must be turned on prior to rental inspections.
  • All appliances (HVAC, water heaters and other systems) in the property must work.
  • City Ordinance requires all rental properties to be current on taxes and have no outstanding liens.
  • City Ordinance requires all properties have a local agent listed as a contact on their application within 40 miles of Mesquite.
  • All permits must be finalized.

Request Inspections

To arrange for an inspection the property owner/manager must request the inspection.

  • Same-day inspections are not available.
  • Inspections requested before 4PM will be scheduled for the following day.
  • Inspections requested after 4PM will be scheduled for the second business day.
  • Inspections requested between Friday 4PM-Sunday will be scheduled for the following Tuesday.
  • Inspections cannot be requested for weekends or holidays.

A rental property must successfully pass an interior and exterior inspection in order to obtain a Rental Property License (RPL). Rental properties are expected to meet the minimum standards set forth in the 2018 International Property Maintenance Code and the International Residential Code as well as any applicable city codes that have been adopted by the City Council.
